Project Description

The Brief

Initially appointed in August 2014 to complete a full review of the buildings energy usage and costs. Energicity provided a detailed report and presentation, advising the RMC directors of this prestigious 254 apartment development on how to slash running costs both in terms of energy but also repairs and maintenance. Energicity split the building into three areas of priority based on the best ROI.

The Challenges

  • Dramatically reduce costs but improve the aesthetics of the communal areas

  • Target the areas of quickest ROI, savings from which would fund the roll out of LED lighting and controls to all areas

  • Assist the client with funding the project through a structured payment plan

The Solution

  1. Car Park – Retrofit high quality LED into exiting fittings and the implementation of wireless Lutron controls throughout the two storey car park. Maintaining low levels of lighting at all times

  2. Type one communal lighting – Installation of LED lighting and grouped dimming controls to the architectural lighting within the Podium corridor

  3. Type two communal lighting – Replace all existing lighting with high quality LED with integral controls and self-testing emergency lighting

The Outcome

The structured roll out of energy efficient lighting and controls at Great Northern Tower is now providing the leaseholders with more than £30,000 savings per annum. The initial projects have hit ROI and are now helping to fund the conversion of the remaining areas.

Great Northern Tower is a shining example of Energicity working hand in hand with Rendall and Rittner and the RMC Directors. We are all very proud of the results.

Our Client Said

Energicity has allowed us to proactively manage communal energy costs across our portfolio. It is extremely refreshing to be able to communicate good news to our Directors and leaseholders and Energicity have provided opportunities for us to do just that.
Energicity provide an outstanding service, from initial energy audits through to installation and aftercare. They are always willing to meet with and / or present directly to our Directors / leaseholders and just as importantly we are happy to put them in front of our key clients.
Bill and his team have now completed several major projects at high profile buildings under our management. Bill’s knowledge of the leasehold sector ensures that the aesthetics of the communal areas are never sacrificed for savings and the solution is one that can be maintained for the medium / long term.
