The Brief
Energicity Limited was requested to undertake a detailed review of the communal areas that serve Exchange House.
The intention of the review was to ascertain whether there was opportunity for implementing smarter solutions in respect of energy usage and running costs within the landlord’s communal areas.
The Challenges

Significantly reduce energy costs whilst improving the aesthetics of the communal areas.

Completely remove repair and maintenance costs with the provision of a lengthy parts and labour warranty

Reduce the overall number of lights whilst maintaining the same light level

Ensure that the solution would allow the client to effectively manage and maintain the lighting system for the long term
The Solution
Energicity completed a full audit of the existing communal lighting, historical communal energy costs and the levels of expenditure regarding repair and maintenance costs associated to the lighting across the previous 3 years.
A micro monitoring process was undertaken which allows the client to have clear sight of the actual energy costs attributed to each type of light within the communal areas. A trial floor was installed which included high quality LED lighting and smart controls. This trial floor provided additional savings data and allowed residents to review the aesthetics of the new lighting solution.
The Outcome
The project was delivered by Energicity in June 2015 and hit ROI in August 2017. The implementation of this lighting scheme has had the effect of providing Exchange House with an additional £766.00 per month.
Energicity have expertise in this area of new technology which has helped us progress this project. They even attended an RMC Directors meeting in the evening to complete a presentation. The installation was undertaken by their dedicated team in a professional and efficient manner providing Exchange House with a high-quality LED lighting system controlled to suit the residents requirements. We met targeted projections in 2017 and have been benefitting from significant savings.
