The Brief
Initially appointed in August 2014 to complete a full review of the buildings energy usage and costs. Energicity provided a detailed report and presentation, advising the RMC directors of this prestigious 254 apartment development on how to slash running costs both in terms of energy but also repairs and maintenance. Energicity split the building into three areas of priority based on the best ROI.
The Challenges

Dramatically reduce costs but improve the aesthetics of the communal areas

Target the areas of quickest ROI, savings from which would fund the roll out of LED lighting and controls to all areas

Assist the client with funding the project through a structured payment plan
The Solution

Car Park – Retrofit high quality LED into exiting fittings and the implementation of wireless Lutron controls throughout the two storey car park. Maintaining low levels of lighting at all times

Type one communal lighting – Installation of LED lighting and grouped dimming controls to the architectural lighting within the Podium corridor

Type two communal lighting – Replace all existing lighting with high quality LED with integral controls and self-testing emergency lighting
The Outcome
The structured roll out of energy efficient lighting and controls at Great Northern Tower is now providing the leaseholders with more than £30,000 savings per annum. The initial projects have hit ROI and are now helping to fund the conversion of the remaining areas.
